The standard route.

Most international purchases are funded by SWIFT transfer from the buyer's home bank to a Georgian account.

Settlement Currency

The lari is Georgia's legal tender and property contracts are settled in GEL. Prices are commonly discussed in USD, but the receiving bank converts at the transaction-date rate. Confirm the settlement mechanics in the agreement and budget for the conversion spread.

Timing

International wires often clear within several business days, but compliance review at either bank can extend the timeline. The originating jurisdiction, transaction profile and completeness of documentation all matter.

Where Funds Go

Send funds only to the verified account identified in the signed agreement, such as a developer corporate account or a documented bank-held arrangement. Independently verify any account details received separately by email.

Held-funds arrangements: Formal escrow is not used uniformly across the Georgian market. Where a developer or bank offers an escrow or held-funds arrangement, confirm in writing who holds the funds, the release conditions, fees, refund mechanics and what happens if construction or completion is delayed.

Convert before you buy.

Digital assets may provide the source of purchase capital, but a conventional fiat and banking trail makes the property payment easier to evidence for compliance, tax and future resale purposes.

Document

Retain exchange statements, wallet history and records showing how the original assets were acquired.

Bank

Confirm that the receiving bank will accept the converted proceeds and ask what evidence it requires before transferring.

Settle

Send the fiat proceeds through the documented banking route to the account stated in the property agreement.

Tax treatment: The result of converting virtual assets depends on residence, transaction history and the person or entity holding the assets. Confirm the current position with the Revenue Service of Georgia or a qualified Georgian tax adviser before conversion.

Can I pay a developer directly in Bitcoin or USDT?

Direct token settlement may leave an incomplete banking and payment trail, creating compliance, tax and resale-evidence problems. A safer documented route is to convert through a registered VASP, retain the records and settle through the banking channel agreed in the contract.

Will my home bank flag a transfer to Georgia?

It may request information, particularly if Georgia is outside your normal payment pattern. Notify the bank in advance and prepare the contract, beneficiary details and source-of-funds evidence.

What if a transfer is held mid-way?

A hold normally means a bank requires more information; it is not automatically a rejection. Respond promptly with the documents requested and keep both the sending and receiving parties informed.

Do I need to be in Georgia to send funds?
